About buying and payment

What is the minimum down payment?

At the pre-sale stage, the usual down payment starts at around 15% when signing the pre-contract. The exact percentage is set in the commercial discussion, depending on the apartment and the chosen payment schedule.

When are the apartments handed over?

Building C3 is under construction. The estimated handover date is provided on request and is stipulated in the pre-contract. Follow the Progress page for the evolution of the works.

Can I buy with a mortgage?

Yes. The apartments can be purchased with a mortgage; the bank appraises the apartment before approval. We can put you in touch with credit brokers who know the project.

Can I pay in instalments?

Yes. At the pre-sale stage, payment can be staged according to construction milestones, directly to the developer, interest-free. The exact payment schedule is set in the pre-contract.

What does the price include?

All displayed prices include VAT and one parking space. Apartments are delivered semi-finished (white-box), with individual heating unit, underfloor heating and double-glazed joinery, and the finishes are chosen depending on the desired package.

Is parking included?

Yes — every apartment includes one parking space in the price.

What is the status of the building permit?

The development is built under building permit 422/10.11.2025, already obtained. Works on building C3 are under way.

Who is the developer?

The developer is SC Profi Concept SRL, a Sibiu company active in construction since 2013, with over 200 residential units delivered. Details on the About the developer page.

What guarantees are there?

New apartments benefit from the legal guarantees for constructions in Romania, including the guarantee for hidden defects and structural liability under the legislation in force. The details are set out in the sale-purchase contract.

How do I reserve an apartment?

You choose the apartment, we sign a pre-contract and you pay the agreed down payment — from that moment the apartment is locked for you, at the agreed price. Until the pre-contract, a short-term reservation can be discussed by phone.

What happens if VAT changes?

The displayed prices include VAT at the current rate. If legislation changes the VAT rate between the pre-contract and delivery, the difference is settled according to the law and the contract clauses — a topic we clarify transparently before signing.

What types of apartments are available?

Building C3 offers studio, 2- and 3-room apartments, in three types, with different areas and layouts.

How much does an apartment at BellResidence cost?

Prices start from 72.648 € for a studio, 109.227 € for a 2-room apartment and 137.471 € for 3 rooms. All prices include VAT and one parking space. The final price depends on the floor and the payment method chosen.

When will building C3 be completed?

Building C3 is under construction; the estimated completion date is provided on request. Contact us for the current date and for the latest status of the works.

Who is the developer?

The development is built by a company experienced in construction and real-estate development in Sibiu, under building permit 422/10.11.2025. The developer's full details are available on the contact page.

Can I visit the development before buying?

Yes. You can book a viewing at the showroom or on site through the contact form, and we'll get back to you with an appointment.
