The minimum down payment is 5% of the apartment price and is paid when signing the pre-contract. It is a fixed rule, the same for all apartments; you may pay more if you wish.

No. At the pre-contract you pay only the minimum down payment of 5%. The difference up to a maximum of 25% of the price can be paid until handover, interest-free, directly to the developer. The contribution and lending terms are set by each bank; Bell Residence does not guarantee financing approval.

No. Each apartment has a single price, VAT included, regardless of the payment method — in full, in instalments or with a mortgage. There are no price reductions and no different prices depending on the down payment.

After the minimum down payment of 5%, the difference up to a maximum of 25% of the price can be paid until handover — interest-free, directly to the developer, with no fixed number of instalments. The balance is paid at handover, from own funds and/or a mortgage. The agreed schedule is written into the pre-contract.

No — the parking space is not included in the apartment price and is not sold with it. It is available separately, by rental/subscription: a guaranteed, managed, cleaned and maintained parking space within BellResidence, as part of a development managed over time.

No. The Studio has 33.8 sqm in an open layout. The Studio Plus has 36.7 sqm and a separate sleeping area — a distinct product, with its own price. Both are handed over semi-finished (white-walls), with own boiler and underfloor heating.

Semi-finished (white-walls): walls plastered and painted white, own boiler, underfloor heating, 5-chamber profile windows with triple glazing, plumbing and electrical installations in place. Yes. The apartments can be purchased with a mortgage; the bank appraises the apartment before approval. Lending terms and the required own contribution are set by each bank — Bell Residence does not guarantee financing approval. We can put you in touch with credit brokers who know the project.

All displayed prices include VAT; the parking space is not included. The price covers the apartment handed over semi-finished (white-walls), with own boiler, underfloor heating and triple-glazed windows, plus the share of the finished common areas and landscaped outdoor areas.

New apartments benefit from the legal guarantees for constructions in Romania, including the guarantee for hidden defects and structural liability under the legislation in force. The details are set out in the sale-purchase contract.

You choose the apartment, we sign the pre-contract and you pay the minimum down payment of 5% — from that moment the apartment is locked for you, at the agreed price. Until the pre-contract, a short-term reservation can be discussed by phone.

The displayed prices include VAT at the current rate. If legislation changes the VAT rate between the pre-contract and delivery, the difference is settled according to the law and the contract clauses — a topic we clarify transparently before signing.
