Cookie policy
For the site to work and for our own visit statistics we only use your browser's local storage, without cookies. Measurement (Google Analytics 4) and third-party marketing cookies are disabled by default and are only set if you accept them in the cookie banner. The Google map on the Location page is only loaded if you choose to show it.
Strictly necessary
We store your cookie choice in your browser. Without it, the banner would appear on every visit.
| Key | Purpose | Duration |
|---|---|---|
bell-cookie-consentlocal storage (localStorage) | Your choice: “accept” or “decline”. | Until you delete it or reset it below |
Our own visit statistics
We count visits and key actions (call, WhatsApp, email, brochure, form, apartment viewed) in our internal management application, without third-party analytics services and without cookies. Each visit event also carries the campaign parameters from the current link (utm, gclid, fbclid). The identifiers are random; the IP address is kept for at most 14 days, statistics without the IP for at most 180 days, and the location is approximate (country / city).
| Key | Purpose | Duration |
|---|---|---|
bell_sid, bell_sid_tslocal storage (localStorage) | Random identifier of the visit session. | 30 minutes of inactivity |
bell_vidlocal storage (localStorage) | Random visitor identifier, used ONLY if you have accepted cookies. | Until you withdraw consent |
bell-attriblocal storage (localStorage) | The campaign source from the link (utm_*, gclid, gbraid, wbraid), sent only together with the form. | 90 days |
bell_notracklocal storage (localStorage) | Excludes team visits from the statistics (only with the ?notrack parameter). | Until you delete it |
Measurement and marketing (only with consent)
With your consent, the configured services in the table below are enabled and set their cookies. We do not send them your name, phone number, email address or message. Until then, Google tags run in “Consent Mode v2” with all signals denied: they set no cookies and only send signals without a visitor identifier (the page visited, the browser type, the IP address). The Meta Pixel is not loaded at all.
| Service | Cookies | Duration | Status |
|---|---|---|---|
| Google Analytics 4 | _ga, _ga_* | 2 years | Configured |
| Google Ads | _gcl_au, _gcl_aw | 90 days | Not configured (not loaded) |
| Google Tag Manager | — | — | Not configured (not loaded) |
| Meta Pixel | _fbp | 90 days | Not configured (not loaded) |
External content
The Google map on the Location page is only loaded when you press “Show the Google map”, and WhatsApp links open the WhatsApp service; these services may use their own cookies, in accordance with their policies.
Withdrawing consent
Use the button below (it deletes your choice, the visitor identifier and the measurement cookies) or delete the site data in your browser — the banner will appear again.
