Why Sibiu
A city with a solid economy
Sibiu is an important economic hub of Transylvania, with an industrial and services presence and an international airport connecting it to European cities.
A cultural and tourist centre
A former European Capital of Culture (2007), Sibiu constantly attracts tourists and has a well-regarded historic centre — factors that support demand for housing and rentals.
A university city
The presence of the academic environment sustains steady rental demand from students and young professionals.
Quality of life
Sibiu is consistently praised for quality of life, safety and access to nature, which makes it attractive for families and for relocation.

Rental scenarios
Long-term rental
The most stable scenario: a 12+ month contract, a vetted tenant, predictable income. Studios and 2-room apartments are the most liquid on this segment in Sibiu.
Premium furnished rental
Well furnished, a new apartment positions itself above the rental market average. The extra investment in furniture is usually recovered from the rent difference within a few years.
Short-term / holiday rental
Potentially higher yields, but with management effort, seasonality and a specific tax framework. Recommended only if you have time to manage it or a trusted local operator.
How it compares with other placements
Every instrument has its role in a portfolio. The comparison below is indicative, not investment advice.
Bank deposit
Liquid and guaranteed (within the ceiling), but with interest rates that historically barely keep up with inflation. Real estate brings rental income plus appreciation potential, with lower liquidity.
Government bonds
Low risk and a yield known upfront. They do not, however, offer the long-term protection of a real asset, nor extra income from use.
Old vs. new apartment
An old apartment may look cheaper to buy, but comes with renovation costs, more expensive maintenance and tenants that are harder to attract. A new one rents faster and stays competitive for longer.

Risks to factor in
An honest investment case includes the risks. Here is what to take into account — and how we manage them together:
Vacancy periods
No property is rented 100% of the time. Calculate with a realistic occupancy rate (90–95%) and a reserve fund for transition months.
Market cycles
Property prices can stagnate or correct in the short term. Real estate remains a medium-to-long-term investment; the recommended horizon is at least 5 years.
Owner costs
Local tax, insurance, maintenance and occasional repairs reduce the net yield versus the gross one. Include them in your numbers from the start.
Lower liquidity
Unlike a deposit, selling an apartment takes weeks or months. Do not invest money in real estate that you might need quickly.
How you can finance the purchase
Mortgage loan
The most common option for buying a home. The bank finances a percentage of the apartment's value, based on a down payment and income. The new apartment is appraised before approval.
Own funds (cash)
Payment in full or in instalments from your own resources, often with the benefit of better price terms in the pre-sale phase.
Government programmes
Depending on the programmes active at the time of purchase (e.g. state guarantees for a first home), special lending terms may apply. Check your eligibility with the bank.
Instalments with the developer
In pre-sale, payment can be made by construction stages under the pre-sale (promissory) contract. The exact payment schedule is set in the pre-sale contract — request it together with the offer.
